Hamburg West Light Industrial Park – Production and logistics in syngery

Not far from the “Welcome Point” at the Schulauer Ferry House and immediately on the Hamburg city boundary, we are building our second Light Industrial Park in northern Germany in a prime location. Every day, ships arriving from all over the world are greeted by their national anthems at the “Welcome Point” on the banks of the river Elbe in Wedel. Seventy years after the first ship was loudly greeted, we are pleased to welcome smaller and larger companies to our Hamburg West Light Industrial Park. The development fits naturally into the mature commercial area on the boundary between Wedel and Hamburg while at the same time defining new standards in terms of flexibility and sustainability.

Details at a glance:

  • Flexible units of 1,300–14,000 sqm of modern production and storage space
  • High-quality mezzanine space for offices and social rooms
  • Ground-level showrooms, service and sales areas
  • Around 34,500 sqm of space available for lease
  • Plenty of parking space for employees and customers
  • Convenient location close to the port and on the outskirts of Hamburg
    • Flexible commercial property with many advantages

One special feature is the combination of production and storage space, as well as sales areas and showrooms. This modern, innovative and sustainably designed commercial property can therefore be used in many different ways – precisely what companies are looking for today.

It is suitable, for example, for companies in the field of medical and pharmaceutical technology, electrical and mechanical engineering industries, and generally for medium-sized companies in the light industrial sector. The Wedel University of Applied Sciences is only a few minutes’ walk from the new Light Industrial Park and offers a variety of business and technical courses with new stimuli for a successful future.

Attractive catchment area with great transport connections

Wedel is home to around 34,500 inhabitants. The town, in the district of Pinneberg in southern Schleswig-Holstein is located directly on the state border with Hamburg and is part of the Hamburg metropolitan region. Approximately 1.7 million households with more than 3 million eager consumers are within just a 60 minute drive. The transport connections to Hamburg West Light Industrial Park are ideal. It is only 1.5 km away from federal road 431, only 11 km from the A7 Autobahn. Three more arguments in terms of efficient logistics:

    • Container port: 20 km
    • Hamburg-Fuhlsbüttel airport: 29 km
    • City of Hamburg: 21 km
    • Feel-good workplaces

The urban location of the commercial property, its infrastructure and its modern design ensure that the workplaces are highly attractive – employees will feel at home here:

      • Daycare places in a kindergarten nearby on the neighbouring property
      • Wide range of schools in Wedel
      • Excellent infrastructure and transport links
      • Three bus stops in the industrial estate and Wedel railway station ensure ideal public transport connections
      • E-bike charging stations and bicycle parking spaces
      • Outdoor break areas on the site for employee well-being
      • Relaxation during lunch break at the nearby Elbe beach (Schulauer Strand)
      • Extensive shopping facilities nearby

      Comprehensive approach to sustainability: GreenSpace+

Hamburg West Light Industrial Park, like all Goodman properties, is designed and realised according to our GreenSpace+ sustainability concept. Our guiding principle: We take care of making our properties green, so that our partners can focus on making them their own.

The broad approach of GreenSpace+ includes a variety of measures to ensure sustainability.

The modern LED-based lighting system has a special interface (DALI) via which all components of the lighting system can be individually addressed, controlled and evaluated.

The photovoltaic installation over the entire roof area helps to reduce emissions while the site is operational. In addition, smart meters help our customers to save energy costs and conserve resources.

Greenspace+ goes beyond efforts to achieve carbon neutrality. Notable examples in this context include efficient water management including rainwater cisterns, and the green roofs. Conservation measures protect biodiversity and the tree population of the surrounding biotope. Beehives on the site provide a habitat for endangered animals.

Thanks to these features, our new development will also receive at least the Gold Certificate from the German Sustainable Building Council (DGNB). Furthermore, Hamburg West Light Industrial Park is another example of our corporate goal and commitment to exclusively develop brownfields in the future. This allows us to reuse materials and reduce emissions. Transforming abandoned sites and buildings into modern, sustainable commercial properties and logistics sites is a central component of our sustainability strategy. This allows us to create modern and sustainable spaces where commercial uses have been established for generations, while at the same time maintaining and additionally creating green spaces that provide everyday places of retreat for nature and people.
