The property was completed in two phases in 2001 and 2003. It comprises a total lettable area of 28,369 sqm, including 1,776 sqm of integral office space and 3,010 sqm of crossdock. The property is located on leasehold land; with the initial agreement expiring in 2067 (but with two extension options of 15 years each).

The building’s construction consists of a steel and concrete frame with metal cladding. The warehouse features a storage height of 11.50 m and a floor load bearing capacity of 5.0 tonnes per sqm. The property is fitted with an ESFR sprinkler system and has 72 loading docks, thereof in the warehouse: 4 hydraulic loading docks and 20 standard docks, and in the crossdock: 48 standard loading docks

The site is located in the prominent logistics port of Duisburg (Ruhr area), and is 25 km from Düsseldorf. The site is 6 km from the A40 motorway which stretches through the Ruhr area from Dortmund to Venlo (the Netherlands). It also has a direct railway connection.
