Strategic logistics centre in the heart of the Rhine-Ruhr metropolitan region

The choice of location for a new logistics centre is crucial to its success. Great connections to a wide variety of transport routes are essential, as is a catchment area that is highly accessible to potential customers. Situated in the heart of the Rhine-Ruhr metropolitan region, Duisburg is just such a location. Which is why we have chosen to locate our fifth logistics centre here, the Duisburg V Logistic Centre.

The Duisburg V Logistics Centre at a glance:

  • 10,412 sqm of ultra-modern logistics and office space
  • Attractive catchment area with high purchasing power
  • Great transport connections
  • Ample truck and car parking
  • Extensive measures to promote sustainability
  • Unrestricted 24/7 use
  • DGNB Gold certification

Great connections to all transport routes

For industrial and logistics firms, the city of Duisburg is ideally connected within the Rhine-Ruhr metropolitan region, between the economic conurbations of the eastern Ruhr region and along the Rhine River.

For example, the Duisburg Mitte junction of the A40 autobahn is just six minutes away, while the Duisburg junction with a connection to the A3 autobahn and the Kaiserberg junction with a connection to the A59 autobahn can both be reached in eight minutes. Düsseldorf International Airport is a 25-minute drive away.

In addition to the excellent transport links to the road network, Duisburg also has a great rail network for local and long-distance transport, as well as the world's largest inland port. Given this, commercial sites within Duisburg fulfil a strategically important function for the entire western German region.

Attractive catchment area

The economic data for the catchment area of the Duisburg V Logistics Centre are equally promising. Data on local demographics and purchasing power are testament to the attractiveness of the location for a wide range of user types.
For example, 7.5 million people in 3.8 million households live within a 60-minute drive. Each year, they spend 14.4 billion euros on food and beverages and 2.2 billion euros on electronics and IT products. The clothing and footwear product groups account for around 4.8 billion euros of expenditure annually.

Production and logistics under one roof

The concept of the Duisburg V Logistics Centre allows for diverse and flexible use and meets the highest standards in terms of efficiency and safety in logistics. The data at a glance:

  • 7,934 sqm modern warehouse
  • 2,070 sqm mezzanine space, for use as storage or office mezzanine
  • Additional 408 sqm for open-plan office and social rooms
  • Clear hall height of 12 m and 7 loading gates
  • Floor load of 50 kN/sqm
  • ESFR ceiling sprinkler system
  • Ample truck, car, and bicycle parking
  • Unrestricted 24/7 use

The approximately 10,412 sqm logistics hall meets state-of-the-art technical standards and is highly adaptable to the requirements of different types of users thanks to the flexible use of the mezzanine area. The clear hall height of 12 metres and the potential floor load of 50 kN/sqm (equal to 5 tonnes per square metre) as well as the 7 loading gates offer options for efficient and flexible warehouse logistics.

Comprehensive approach to sustainability: GreenSpace+

GreenSpace+ is Goodman's sustainability concept that applies to all our properties, including the new Duisburg V Logistics Centre development. Our motto: We take care of making our logistics properties green, so that our partners can focus on making them their own.

GreenSpace+ includes a range of different measures that help to reduce greenhouse gas emissions while the logistics property is running. For example, energy is saved thanks to efficient LED lighting, and, at the same time, electricity is produced for consumption on site by a photovoltaic system on the roof.

Furthermore, the property does not use gas radiators for heating, as is usually the case in the industry, but instead uses modern heat pump technology. Smart meters also help our customers to monitor their consumption, thereby reducing energy costs and conserving resources.

The site's urban location and excellent connections to the local public transport network, as well as the provision of covered bicycle parking, promote climate-friendly mobility for employees on site. Charging points for electric vehicles also contribute to greater sustainable accessibility of the site.

On account of these features, the Duisburg V Logistics Centre is to be awarded the Gold Certificate of the German Sustainable Building Council (DGNB).

We can safely say that our fifth logistics centre in Duisburg is another expression of the Goodman philosophy. We create future-proof logistics spaces that help our partners make even their boldest plans a reality – while minimising the impact on our environment. To put it another way: "Making space for greatness"!
