Strategic Production Location in Southern Germany

The location for a new logistics centre needs to be chosen with care. Important criteria include good connections to the widest possible range of transport routes and a catchment area with high potential. Pforzheim in northwestern Baden-Württemberg is just such a site. That’s why we’ve chosen it as the location for our new logistics centre – our third in the Pforzheim-Buchbusch industrial park.

Great connections to all transport routes

For companies from industry and logistics, the city of Pforzheim is ideally situated between the two economic centres of Karlsruhe and Stuttgart. This means the industrial park has a strategically important role for the southern German region.

For example, the Pforzheim Nord junction of the A8 Autobahn is just five minutes away. Once on the A8, it takes only 40 minutes to get to Stuttgart Airport and only 30 minutes to get to the Rhine ports in Karlsruhe.

There are also convenient rail connections to local and long-distance transport routes.

Attractive catchment area

The economic data for the catchment area of the Pforzheim III Logistics Centre is equally attractive, such as the data on local demographics and purchasing power.
For example, 3.5 million people in 1.7 million households live within a 45-minute drive. Each year, they spend 6.3 billion euros on food and beverages and 1.0 billion euros on electronics and IT products.

The concept of the Pforzheim III Logistics Centre allows for diverse and flexible use and meets the highest standards of efficiency and security in logistics. The data at a glance:

This project is special in that production and logistics can be combined under one roof – the Pforzheim III Logistics Centre offers 10,600 m² for ‘Made in Germany’ production activities.

The hall height of 10 metres, the potential floor load of 50 kN/m² (equal to 5 tons per square metre) and the 12 loading gates (6 each on the front and the back of the building) create all the possibilities for efficient and flexible warehouse logistics.

This also makes the site ideally suited for services such as customisation, finishing or commissioning of products, which are usually characterized by high stock turnover. The generous provision of truck parking spaces is another plus.

Comprehensive approach to sustainability: GreenSpace+

One key aspect of the Pforzheim III Logistics Centre is its broad-based approach to ensuring sustainability. It is based on Goodman’s GreenSpace+ sustainability concept, which is applied to all Goodman properties. Our motto: We take care of the environmental aspects so that our customers can use their logistics properties without worry.

GreenSpace+ includes a number of very different measures. For example, efficient lighting and a photovoltaic installation on the roof help to reduce emissions while the logistics site is operating. In addition, smart meters help customers cut energy costs and conserve resources.

In addition, the extensive provision of charging stations enables the use of electric vehicles on the site and promotes efforts to make urban logistics more sustainable.

Greenspace+ goes beyond efforts to achieve carbon neutrality. In this context, efficient water management, green roofs and the design of outdoor areas intended to promote biodiversity also deserve mention.

Because of these features, the German Sustainable Building Council (DGNB) has awarded the Pforzheim III Logistics Centre its Gold Certificate.
