Goodman Group (“Goodman” or “Group”), a global leader in the ownership, development and management of industrial property, is developing a 12,500 sqm property for Gutmann, a manufacturer of extractor hoods and individual ventilation systems for modern kitchens. Completion of the facility at the Pforzheim-Buchbusch Industrial Park, one of the most important logistics locations in Baden-Württemberg, is planned for November 2016. Gutmann will join other Goodman customers Amazon and DHL at the logistics park where Goodman currently owns and manages 117,000 sqm of logistics space.
Gutmann is a medium-sized company with strong roots in the Baden-Württemberg region, and is part of the Italian-based Elica group. In recent years, Gutmann has experienced strong growth requiring the company to look for a larger site in the Pforzheim region to combine its production and logistics in one location.
“In Goodman we found the ideal partner to support our growing business and help us modernise our activities in a new, well located facility in the densely populated Pforzheim region. Goodman’s solution provides us with the quality and the flexibility we need so we can concentrate on our core business and focus on our customers,” said Manuel Fernandez, CEO of Exklusiv-Hauben Gutmann GmbH.
Production and logistics under one roof
Goodman purchased a 24,500 sqm site from the City of Pforzheim, for the new 12,500 sqm development. The facility is comprised of 10,800 sqm of combined space for light production activities and efficient storage logistics, with a clear hall height of ten metres and 12 loading gates. One feature of the project is that Gutmann is combining light production activities and efficient storage logistics under one roof. Around 10,800 sqm are therefore planned for these activities and a further 1,700 sqm are designated as offices and social areas.
Goodman and Gutmann are placing great emphasis on sustainable design, with the facility to be fitted with LED lighting throughout and have an automated master building control in order to use energy efficiently and save natural resources. Upon completion, the facility will receive a gold certificate from the German Sustainable Building Council (DGNB).
“With our strong capital base, we offer medium-sized companies, such as Gutmann, access to first-class industrial space in prime locations and flexible property solutions designed to meet their operational needs. After completion, we provide long-term support for our customers and continue to ensure value retention of the properties through active asset management,” said Jordan Corynen, Goodman Regional Director for Germany, Austria and Switzerland.
Realogis advised Goodman on the transaction.
Strategic location in southern Germany
For companies in industry and logistics, Pforzheim is optimally connected between the two economic centres of Karlsruhe and Stuttgart. As such, Pforzheim-Buchbusch Industrial Park is strategically located in southern Germany. In addition to connections to four junctions along the A8 motorway and three main roads (B10, B294 and B463), the location is only 40 minutes from Stuttgart Airport, and the Rhine ports in Karlsruhe can be reached within 30 minutes. Furthermore, Pforzheim-Buchbusch Industrial Park benefits from conveniently located local and long-distance rail connections.
Goodman manages around three million sqm of logistics space in Germany. After completion of all current new developments, Goodman will own and manage over 370,000 sqm in Baden Württemberg around the municipalities of Pforzheim, Lahr, Malsch, Schwäbisch-Gmünd and Stuttgart.
