Goodman commences development of the biggest Home24 warehouse in Ludwigsfelde, Berlin

Home24, Germanys biggest online furniture shop, and Goodman today announced the start of construction works for the biggest Home24 logistics-centre based in Ludwigsfelde near Berlin.

With the development of the new warehouse Home24 triples its storage capacities in the parcel sector to achieve further growth according to the increased online demand for furniture. Home24 will serve its customers in Europe from Ludwigsfelde. In addition to Germany, Home24 is also active in France, Austria, the Netherlands and Switzerland.

Home24 has commissioned property group Goodman to develop the 35,000 sqm warehouse. Goodman has also developed the logistics centres for online-retailer Zalando in Erfurt and Mönchengladbach. In total Goodman has developed more than one million square metres of logistics space for the e-commerce sector in Europe. The site in Ludwigsfelde, Berlin was acquired by Goodman European Logistics Fund (GELF). The new facility will be managed by Goodman’s in-house property services team on completion, in late 2014.

Goodman and Home24 today celebrated the development and their new partnership, with a ground-breaking ceremony at Ludwigsfelde, in the presence of Frank Gerhard Mayor of Ludiwgsfelde and members of local government.

“The construction of our first self-designed logistics centre is a big step for us and we are happy that it has finally started. The demand for furniture ordered online is increasing rapidly and we welcome many new customers at Home24 every day. The new logistics centre is an important element in our sustainable growth strategy,” said Domenico Cipolla, Managing Director of Home24.

“The decision to acquire this plot of land in Ludwigsfelde is in line with our long-term strategy to invest in important logistics locations across Europe,” emphasises Jordan Corynen, Goodman Director for Germany. “This site, coupled with our established track record as a developer of e- commerce logistics space, enabled us to offer Home24 the ideal logistics space solution, to help them achieve the long-term success of their business from Berlin.”

The new logistics centre for Home24 has LED lighting throughout the 35,000 sqm warehouse, which includes storage and technical space such as offices, social rooms and a photographic studio. With a hall height of 12.20 m, optimum storage for the generally bulky furniture will be provided on pallets in high rack storage. The new development will be completed by the end of 2014 and create over 100 new jobs in the south of Berlin. The investment by GELF is over €23 million.

The Ludwigsfelde site provides short routes to three junctions on the BAB10 motorway ring road, where the traffic moves between Eastern and Western Europe, while Berlin-Brandenburg Airport is located just 20km away. Importantly for future employees of Home24, the property is easy to reach from a nearby regional railway station. 

“Our city Ludwigsfelde will benefit once again from its advantageous location. In a tough competition to attract of new companies our strategy of provision of space, the ambitious expansion of infrastructure and a well mapped-out city planning paid off,” said Major Frank Gerhard (SPD). He is happy with the strong economical growth of the logistics sector at the location. The new project also confirms the urgency and importance of the next city planning project, where a further 60 hectares of industrial and business space could be created.

In addition to the logistics centre in Ludwigsfelde, Home24 also operates two other warehouses in Berlin Freienbrink and Grevenbroich.
