Goodman commenced the construction of a new, mechanised distribution centre for Deutsche Post DHL in August. The 5,000 sqm property with approx. 4,300 sqm of logistics space and 700 sqm of associated office space will be leased to the customer on a 15 year agreement. It is being developed in the Buchbusch industrial park in Pforzheim. It is scheduled to be handed over to the customer at the end of April 2014. Goodman is equipping the new building with efficient LED lighting and Deutsche Post DHL will use the property as a regional transhipment parcel point.
Together with a number of medium-sized service providers, the logistics location of Pforzheim is principally known for the 110,000 sqm Amazon mega centre, one of the properties in the Goodman managed Goodman European Logistics Fund (GELF) portfolio. The 55 ha Buchbusch industrial park, where the new distribution centre is being developed for Deutsche Post DHL, is in close proximity to the fulfilment centre and will serve as DHL’s regional parcel distribution centre.
In close co-operation with the customer, Goodman will install efficient LED lighting technology within the 5,000 sqm logistics property. As lighting is typically a large consumer of electricity in a standard warehouse, this initiative will have a positive impact on the operation of the distribution centre by significantly reducing operating costs.
The property will reinforce Deutsche Post DHL’s parcel distribution network in the Stuttgart- Pforzheim-Karlsruhe area. The property is just off the A8 motorway, and provides easy access to the A81 and A5. Furthermore, there are also logistical advantages from the connections to Stuttgart Airport and Karlsruhe inland port.
On completion, the asset will be acquired by GELF, while Goodman will continue to provide the property and asset management services.
