Businesses seeking smaller, flexible logistics space served with Goodman’s latest property in Bremen
Goodman is increasing its investment in the GVZ Bremen, the largest freight village in Germany and second-largest in Europe, after acquiring 18,000 sqm of land in the premier international logistics hub.
Goodman plans to develop Bremen West IV Logistics Centre into 5,000 sqm of sustainable, flexible, modern space which can be split into 2,250 sqm of high-quality warehousing, alongside 500 sqm of modern office facilities, if required. This is a level of flexibility with smaller units that is not often available in this area.
Markus Meyer, Head of Northern Germany at Goodman, said:
“With no available space at Goodman’s seven existing larger properties in the GVZ Bremen, this latest development is a useful addition to our portfolio in the area to meet a wider range of customer needs.
“Marking Goodman’s eighth investment in Bremen, increasing our total portfolio to 220,000 sqm, we’re meeting continued demand for warehousing and logistics space of various sizes for our customers.
“Bremen West IV Logistics Centre is ideal for industrial and logistics companies who want a smaller, more sustainable property with easy access to the port, and consumers via the road network. It can be used for storage, production, or specialised logistics, including hazardous goods and frozen food and drink products.”
Goodman’s investment in GVZ Bremen, highlights Goodman’s global strategy to bring modern, sustainable space to strategic locations. One of Germany’s most established freight and industry locations, the area benefits from a strategic position on the river Weser and nearby thriving ports. Over the past decade, local ports typically process around 70,000 tonnes of imports and exports each year, led by activities across vehicles, metals and metal products.
Offering excellent connectivity to the federal motorway network, including the A27, A28, A281, the site reaches 2.2 million consumers with a combined purchasing power of €35.6 billion within a 60-minute drive time. Customers will also benefit from fast access to the A281, leading to the A1 and the city of Hamburg, Germany’s second-largest city with more than 1.7 million inhabitants.
Available from Autumn 2023, customers will join around 150 companies operating in the area including DHL, Dachser and Kühne + Nagel.
Highest sustainability standards
To exceed customer expectations when it comes to sustainability, the building will be constructed to DGNB Platinum specifications, the highest standard in Germany. The property will be gasless with air heat pumps for heating office areas, alongside other features including solar PV, charging infrastructure for electric cars and bikes, and rainwater harvesting. Set within carefully landscaped grounds, it will promote biodiversity and the health and wellbeing of customers and their employees.
Meyer added:
“Bremen West IV Logistics Centre represents our focus on sustainability in Europe, GreenSpace+, not just as a brownfield development, but a circular, net-positive space.
“Our vision for carbon-neutrality and sustainability extends beyond our buildings to the surrounding land, designing space that promotes biodiversity and health and wellbeing, which are key to attracting talent for our customers.”
